Renovating the Mile High City — One Home at a Time
✦ ABOUT THIS AREA ✦
Denver's housing stock spans nearly a century of architectural eras — from Victorian rowhouses in Capitol Hill to post-war bungalows in Sunnyside and mid-century ranches in Park Hill. Older homes carry character, but they also carry aging systems: undersized electrical panels, galvanized plumbing, and kitchens that haven't been touched since the 1980s. Hank's Custom Homes works specifically in the Denver market with tradespeople who understand the local building code, permit process through Denver Community Planning and Development, and the structural quirks of homes in neighborhoods that were built long before today's standards existed. We don't apply a cookie-cutter approach — Denver homes are diverse, and the work we do reflects that.
From owner-occupied brownstones in LoHi to investment properties near the RiNo corridor, we've completed renovations across all price points and property types in Denver proper.

✦ MOST REQUESTED IN DENVER ✦
Home Remodelling
Denver's older housing stock frequently requires structural intervention before cosmetic work can begin. Load-bearing wall removals for open-concept layouts, basement finishing for additional living space, and full room conversions are among our most common requests in the city.

Wash Park Home — Full First Floor Renovation
A 1924 foursquare in Washington Park came to us with a closed-off kitchen, cracked plaster walls, and a 60-amp electrical service. Over six weeks we opened the kitchen to the living room, replaced the panel with a 200-amp service, fully replastered and painted throughout, and installed new white oak hardwood floors to match the existing upstairs. The homeowner was able to stay in the property throughout. Final result: a home that functions the way Denver buyers in 2024 expect, while preserving the original trim and millwork that made it worth buying in the first place.
✦ FROM A DENVER HOMEOWNER ✦
“We bought our Capitol Hill duplex knowing it needed serious work. Hank's team walked us through what was structural vs cosmetic, gave us a phased plan, and executed all three phases over 18 months without a single cost overrun. That's rare.”

✦ COMMON QUESTIONS ✦
Denver FAQ
Do you pull permits for work in Denver?
Yes. We handle all permit applications through Denver Community Planning and Development (CPD) for any work that requires them — electrical, plumbing, structural, and mechanical. Permitted work protects your home's value and is required for insurance claims and resale disclosures.
Can you work on historic properties in Denver?
Yes. We have experience working within Denver Landmark Preservation guidelines for properties in historic districts like Capitol Hill, Curtis Park, and Potter-Robbins. We coordinate with the Landmark Preservation Commission when required and source materials that meet historic compliance standards.
How long does a typical kitchen renovation take in Denver?
Most mid-range kitchen renovations — new cabinets, countertops, appliances, and tile — take 3 to 5 weeks once materials are on-site. Full layout changes involving plumbing or load-bearing wall removal typically run 6 to 8 weeks. We provide a detailed project schedule before work starts.
