Craftsman Quality for Arvada's Character-Rich Homes
✦ ABOUT THIS AREA ✦
Arvada's identity is anchored by Olde Town — a walkable historic district of brick storefronts and early-twentieth-century homes that set the tone for the whole city. Beyond the historic core, Arvada extends into post-war neighborhoods of craftsman bungalows and split-level ranch homes, all the way to newer developments near the Ralston Creek corridor. What distinguishes Arvada renovation work is the expectation of craft. Homeowners here care about original woodwork, period-correct trim profiles, and finishes that respect the character of the house rather than erase it. Hank's Custom Homes approaches Arvada projects with that same care — whether that means sourcing matching millwork for a 1925 bungalow or installing modern systems behind walls that look untouched.
We work throughout Arvada, from Olde Town to West Woods, with particular experience in character-restoration renovations that preserve original details while modernizing systems and layouts.

Drywall Repair
Arvada's older craftsman and bungalow homes were built with plaster walls — heavier, harder, and more prone to cracking than modern drywall. When plumbing or electrical work opens walls, or when settling produces long cracks along original lath, the repair must be seamless. Our drywall team texture-matches to existing plaster finishes so repairs are invisible after paint.

Olde Town Bungalow — Systems Upgrade with Character Preservation
A 1928 craftsman bungalow two blocks from Olde Town Arvada needed a full electrical update, a new bathroom, and wall repairs throughout from decades of minor plumbing leaks. The challenge was doing all of it without disturbing the original fir floors, built-in bookcases, and wide-profile trim that made the home architecturally significant. We fished new wiring through walls without opening them in visible areas, replaced the panel in the basement, built a bathroom addition that matched the original exterior siding profile, and replastered every opened wall surface. The historic character of the home was unchanged — its systems were not.
✦ FROM A ARVADA HOMEOWNER ✦
“I was nervous about anyone touching our 1930s bungalow. Hank's team understood immediately what mattered — they protected the original trim, matched the plaster texture perfectly, and treated the house like they owned it. The work is invisible in the best possible way.”

✦ COMMON QUESTIONS ✦
Arvada FAQ
Do you work on homes in Arvada's historic districts?
Yes. We're familiar with the City of Arvada's historic preservation guidelines and the Colorado State Historical Fund requirements that may apply to designated properties. We can advise whether your project requires Landmark review before pulling permits.
Can you match original plaster texture for drywall patches?
Yes — texture matching is a core skill of our drywall team. We replicate smooth plaster, orange peel, knockdown, and original hand-troweled textures so that patches are indistinguishable after paint. We never apply a one-size-fits-all texture to a house that has something different.
Do you handle full bathroom additions on older Arvada homes?
Yes. We regularly add bathrooms to craftsman and bungalow-era homes that were originally built with one. We manage the full scope — structural framing, rough plumbing, tile, fixtures, and matching the exterior if the addition requires bumping out. All work is permitted through Jefferson County or the City of Arvada as applicable.
